Concrete Sealing in Katy, TX

Bare concrete soaks things up. Oil, brake fluid, water and whatever else hits the floor sinks into the slab and stays there. Concrete sealing puts a hard clear coat over the top so spills sit on the surface and wipe away. Pro Level Floor Coatings seals garage, patio and shop floors across Houston.

Concrete sealing

A clear coat between your slab and everything you spill

Sealing is the protective layer on a concrete floor. Concrete looks solid, but the surface is full of tiny pores. Those pores hold oil, dust and moisture, which is why an untreated slab goes gray and blotchy and why an oil drip never really comes out. A sealed floor closes that surface, so you wipe the mess up instead of scrubbing at it.

We seal with the same resins used on a full floor install: epoxy for body, polyaspartic for the top. First the slab is ground open so the coat bonds into the concrete rather than sitting on it like floor wax. That prep is the reason a sealed floor stays clear instead of clouding and lifting in its second summer.

Not sure what your floor needs? Call Pro Level Floor Coatings and James will look before you spend anything.

What does sealing actually do for a concrete floor?

It closes the surface. Concrete is porous by nature, and the American Concrete Institute treats that porosity as a normal property of the material rather than a fault. Liquid moves into an open slab and carries stains, salts and dirt in with it, which is why oil on bare concrete is permanent. Seal the floor and all of that stops at the top. Oil beads instead of soaking in, the gray dust stops coming off, and a clear coat throws your lights back at you, so the space gets brighter without touching a bulb.

That is the everyday case for the concrete work we take on.

What do you actually seal a floor with?

Clear epoxy and polyaspartic resin, picked by how the floor gets used. Epoxy builds a thick, hard body coat that fills and levels the surface. Polyaspartic goes over the top, handles sun, hot tires and daily traffic, and cures fast, which matters here because damp air already stretches the schedule. Most Houston floors get both, one as the build coat and one as the wear coat. These are the same resins behind our epoxy flooring systems, so a sealed floor and a flake floor share the same backbone. With sealing nothing goes in between, because you want the concrete itself to show.

Will sealing fix a floor that is already beaten up?

No, and you should hear that before you spend money. A clear coat follows the surface it goes over. Pits stay pits, patches stay visible, and a stained slab ends up a shiny stained slab. When the surface is that far gone, the honest answer is resurfacing the slab first, where the floor is ground, repaired and given a whole new coated surface that hides all of it. And if the concrete is sinking, lifting or crumbling through, neither job is the fix, and James will say so rather than take the work.

How much work is a sealed floor to look after?

Almost none, and that is the point. A dust mop and a rinse covers most weeks, and a mild cleaner sorts out the rest. There is no stripping, no waxing and no fresh coat every spring the way a hardware store sealer wants. Wipe up brake fluid or battery acid when you see it, and put a pad under jack stands. Houston summers are hard on a garage that sees hot tires off the freeway, and a polyaspartic topcoat is built for that. Sealing sits alongside the rest of our concrete coating work, and most of the time it is the step that finishes it.

Straight answers about your floor coating questions

What is concrete sealing?

It is a protective coat applied over concrete so liquids stay on the surface. The slab gets ground open first, then clear epoxy or polyaspartic resin goes down. The result is a floor you wipe clean instead of scrub.

How is sealing different from an epoxy floor?

Sealing protects the concrete and lets it show through. A full floor adds color, decorative flake or a custom metallic finish on top of it. Both begin with the same grinding and both finish with a clear coat.

Will a sealed garage floor handle hot tires?

The polyaspartic topcoats we install are built for hot tires and sun. Hot tire pickup is usually a problem with thin store bought kits rolled over a slab that was never ground open.

Is a sealed concrete floor slippery?

A smooth clear coat is glossy, and gloss plus water can be slick. Tell James early if grip matters. A non-slip additive or a flake finish builds texture into the surface while keeping the same protection.

How often does a sealed floor need doing again?

A ground and bonded resin floor is not the yearly job you get from a bottle at the hardware store. It stays put, and it usually only needs attention where something heavy has been dragged or dropped.

Do you seal concrete outside Houston?

Yes. We seal garage, patio, workshop and shop floors across Houston, Katy, Cypress, Fulshear, Sugar Land, Richmond and the surrounding areas. Call and James will come and look at the floor.
